As Is
Saint Lazare had a beautiful office in the iconic Cable Building, but the building went through a transition, and the landlord canceled every lease. Leaving the tenants and Saint Lazare in need of an office quickly.
The next space needed to check several important boxes. It had to be in Soho, offer excellent natural light and character, and be close to the economics of their previous location. It also needed to accommodate a new buildout and allow for immediate occupancy.

An opportunity came together in an unusually short window. The space hit the market on Saturday, Saint Lazare toured it on Monday, and by Friday, the lease was signed.
Being the first tenant to tour the space gave Saint Lazare a significant advantage. As additional tours took place and competing offers came in with terms more favorable to the landlord, Saint Lazare's speed and eagerness to pursue the space put them in a strong negotiating position.
By acting quickly and decisively, we secured the space before the competition could get ahead.
From the first tour to a signed lease, the entire process took less than a week. Saint Lazare secured a new home at 401 Broadway without losing valuable time in the relocation process. The new space delivered the Soho location, natural light, and character they were looking for, while keeping the economics close to those of the Cable Building.
